Affordable Waterfront Homes SW Florida

LOOKING for affordable WATERFRONT homes in Southwest Florida this year?

Waterfront Single Family Homes

If you are SEARCHING for a waterfront single family home here in Florida this year we can guide you! The options for waterfront here in Florida are many and will fit most budgets as well. We have Beachfront, Bay-front, Salt-water Canal, River-front, Lake front, most with Gulf of Mexico access for boating fun.

We help boaters and those seeking a waterfront lifestyle in Florida find a place in the sun. With the many options here we can point out the advantages or disadvantages of water locations. Price point ALWAYS dictates where waterfront buyers will end up and what options are available to them.

If you are a boat owner we help locate a suitable waterfront property that allows you Gulf access. The rivers, salt water canals and bays lead to some wonderful boating, cruising and fishing. Canal homes require knowledge of depth, width and bridge heights so that buyers know if that location will work for their vessel.

Time to the Gulf of Mexico from a particular property can vary greatly and is why we recommend that our clients use Google Maps to see where homes are located and see the water and follow it to the Gulf. Aerial photos and maps help avoid costly mistakes and wasted time looking at properties that will NOT meet the boaters needs.

Collier, Lee, Charlotte counties here in SW Florida offer many locations and waterfront options to consider. Naples, Marco Island, Isle of Capri, Goodland, Bonita Beach, Bonita Springs, Estero, Fort Myers, Fort Myers Beach, Pine Island, Sanibel-Captiva Islands to name a few locations to consider.

We can set up custom built automated MLS search and reports for you delivered daily by email. We also can set up Market Reports to follow property sales, indicating List VS Sold prices, Price Reductions, New Inventory, Off Market waterfront property too.

Our clients benefit greatly from our experience and guidance using our suggested real estate vendors. Insurance agents, title companies, surveyors, marine inspection-dock and seawall, home inspection contractors, general contractors and more.

13 ESSENTIAL FEATURES OF A LUXURY HOME

13 ESSENTIAL FEATURES OF A LUXURY HOME

We have identified 13 luxury features that we consider nearly indispensable for a luxury home in today’s market. We value your opinion on our list.

Outdoor living spaces: Quality outdoor spaces are as unique as exclusive vacation resorts. Think about the contrasting appeal of Disneyland and a serene beach on Grand Cayman! A luxury home’s grounds can be customized to suit specific family interests, but certain features are common to all high-end properties: impeccably designed and maintained landscaping and amenities that support a specific lifestyle. While outdoor kitchens and pools are currently popular, remember that they may be unnecessary if you don’t frequently swim or entertain. The details are up to you, but well-planned outdoor spaces that offer both privacy and entertainment top our list, and let’s not forget the importance of “curb appeal.”

Unique, high-end finishes: Emphasize organic materials, natural finishes, and renewable resources. These will always remain timeless. Explore emerging trends such as biophilic design and view a home as a multifaceted opportunity to showcase your individual interests and lifestyle.

Spa-style bathrooms: Current luxury bathroom favorites include oversized curbless showers, multiple shower heads with adjustable LED lighting, aromatherapy features, and built-in steam units or saunas. Jetted tubs are somewhat outdated; freestanding soaking tubs placed in front of a window have more appeal today.

Fitness facilities: Whether you choose a dedicated yoga and meditation room, a fully equipped gym with state-of-the-art fitness machines, or a dance studio, capitalize on the growing emphasis on personal fitness. Consider including a mini-kitchen with a juice bar and an undercounter fridge for ultimate convenience. Adding an après-workout lounger or a massage table can enhance the overall appeal.

Smart-home technology: No explanation is needed for this one. Why would you want to miss out on the latest technological advancements that connect us with friends, family, and the outside world? Technology enriches our lives, broadens our knowledge, and simplifies numerous aspects of life. And despite what its critics may say, those devices still have “off buttons.”

Gourmet kitchen: Kitchens were once considered the “heart of the home.” Today, they remain popular gathering spots, but their functionality has expanded in numerous ways. The modern kitchen should be fully equipped with time- and labor-saving appliances, feature the best in contemporary lighting, and offer a combination of functionality, efficiency, beauty, and ease of maintenance.

Home bar: Whether you envision a replica of your favorite Irish pub or a simpler setup, a home bar has become a “must-have” in a luxury home. Assess your needs and preferences. If alcoholic beverages aren’t your style, consider a coffee and tea bar or an ice cream and soda bar that will surely delight “kids” of all ages!

Wine cellar: Upscale homes today inevitably include storage for beloved vintages. If you have an extensive collection that requires a dedicated temperature-controlled room, it would be wise to seek professional planning assistance. If you only need space for a few special bottles, a conveniently located dark closet near your designated wine-drinking area will suffice. Contemporary wine storage towers can be integrated into a kitchen, den, or bar area. It all depends on your habits, needs, and preferences.

Home theater or multi-media room: The popularity of movie screening rooms may have diminished slightly over the past decade, but who can deny the fun of family screen time complete with comfortable seating, popcorn, pizza and soft drinks? Luxury homes invariably boast rooms where you can escape from reality, whatever what that means to you.

Fully-equipped home office: The pandemic brought many of us home, literally, but it also made us realize that working from home can be fulfilling and enjoyable. Today, as more and more of us are “telecommuting,” it’s almost imperative to have a home office. A desk in a corner of the bedroom or a laptop on the kitchen table just won’t suffice.

A grand master bedroom: A home’s primary suite should be a world unto itself. Popular amenities include a fireplace, access to the outdoors–a private garden, a hot tub, or the pool deck, bookshelves and a writing desk, a reading area with comfortable seating, and perhaps a wet bar, mini-kitchen or snack center/coffee bar. Personalized creature comforts are vital.

Walk-In closets: Believe the old adage, that you can never have too many closets. Walk-in closets in every bedroom are the ultimate luxury, along with a room-size storage room for out-of-season clothing, art that you can rotate, holiday decorations are travel and sporting gear.

Dedicated guest quarters: There is nothing appealing about a sleep-sofa, so a luxury home will always have a dedicated guest room. Nothing more needs to be said!

Port Royal Homes for sale Naples FL

Neighborhood of Port Royal in Naples FL 34102

Port Royal community in Naples FL 34102 homes for sale.

Port Royal is located in Naples FL, is one of the most coveted neighborhoods in the city. Situated right on the Florida Gulf Coast, it offers everything a boater, beachcomber and sun seeker could want in a FL residence.

With its convenient, quick access to the Gulf of Mexico beaches and the culture of downtown Naples, the Port Royal community is ideally situated for someone who wants it all at their fingertips in Naples.

The unique history of this luxury enclave is quite unexpected indeed. Not just quite a century ago, this exclusive area was just Florida swampland, and not worth much.

A well known Chicago advertising executive named John Sample had a wonderful vision for this part of SW Florida and began purchasing and developing the land. This was quite an undertaking indeed as it involved dredging and filling the acreage to create canals and peninsulas on which the luxury homes would sit in Port Royal.

You may notice that the streets of Port Royal carry a similar Pirate name theme. With names like “Rum Row” and “Spyglass Lane”, they all relate to the pirate life of yesteryear, and being on the water instill a boating lifestyle for sure.

Even the community’s name, Port Royal, is names after the Jamaican hub of pirate activity back in the 1600s.

Naples Florida waterfront communities offer many great locations, options and access to the Gulf of Mexico.

Oceanfront, bay-front, salt water canal and riverfront homes, many with private boat docks.

LOCATED SOUTH OF DOWNTOWN NAPLES

Housing approximately 450 estate-sized residences, Port Royal shares its western border with the Gulf of Mexico, providing a restful environment for enjoyable walks on the beach. This is the perfect locale to pause for a moment and contemplate one of Naples Florida’s colorful sunsets.

Real Estate Agent Services

Realtor as a Career- Responsibilities and Services

SO…YOU WANT TO BE A REALTOR??

There is a lot of talk in the news about real estate agent commissions. Agents LOVE what they do and they do it because they LOVE helping people but there is almost always a huge misconception on what they do and how they get paid.

The average FULL TIME agent’s earnings last year were under $40,000 annual at 40+ hours a week.

(Notice I wrote full time 40+ hours not 0-20 hours a week - that’s a huge proportion of our colleagues and their income is even lower) - which is well below the living wage. As a REALTOR they do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever.

Essentially, they wake up each day unemployed, going on job interviews and they deal with constant rejection. They dedicate time away from family, use time, gas, pay for babysitters, miss dinner and weekends, and rarely take vacations. They are on 24/7! They constantly need to be on, or they could miss an opportunity. Once a listing agent does close a home, half goes to the other person’s agent. They have lots of upfront expenses that must be paid out before they even get paid:

- Broker Splits and Fees

- Office rent and utilities

- MLS Fees

- NAR Fees

- Local Association Fees

- E&O Business Insurance

- Extended Auto Insurance

- Self-Employment Tax

- State Licensing Fees

- Advertising Fees

- Showing Service Fees

- Website Fees

- Assistant's Salaries

- Showing partners

- Transaction coordinator

- Yard Signs

- Photographers

- Videographers

- Office Supplies

- Business Cards

- Property Flyers

- Electronic Lockboxes

- Continued RE Education

- Legal Fees

- Gas

- Income taxes are not taken out, so they must put that aside around 25-30%

- Don’t forget health insurance and life insurance.

As a listing agent they have lots of tasks far more than just selling a home:

1. Prepare Listing Presentation for Sellers

2. Research Sellers Property Tax Info
