The new law in effect this summer 2024 will require ALL buyers in the US to select a real estate representative using a contract for services. The Buyer Broker Agreement is NOT new many agents have always used them in transactions.

Sellers have representation through the property listing contract which spells out the duties, responsibilities and expectations met when listing a property with an agent. Buyers have that same piece of mind by using a contract that explains whet they receive by using ONE agent with fiduciary duties through the Buyer Broker Agreement.
