For a boater, the most important feature of a waterfront home is not the kitchen or the pool. It is the route from the dock to the Gulf of Mexico: which pass you use, how long the run takes, and whether any fixed bridge sits between your boat and open water. You can remodel a house, but you cannot move a bridge. This guide explains how Gulf access works in Naples and on Marco Island so you can match a home to your boat before you write an offer.
Naples: Three Passes to the Gulf
Gordon Pass (south Naples)
Gordon Pass connects Naples Bay to the Gulf at the south end of the city and is the main, best-marked inlet for Naples boaters. There are no fixed bridges between Naples Bay and the Gulf through Gordon Pass, which is why neighborhoods on the bay and its canals are prized by owners of larger boats, sportfishers and sailboats. The pass is known for strong tidal currents, so plan around the tide.
Neighborhoods that use Gordon Pass include Port Royal, Aqualane Shores, Royal Harbor and Windstar. Even within these areas, check each property's canal width, depth and dock; not every lot suits every boat.
Doctors Pass (central Naples)
Doctors Pass connects Moorings Bay, and the canals of The Moorings and Park Shore, to the Gulf with no fixed bridge in the way. It is narrower and shallower than Gordon Pass, and sandbars shift, so local knowledge and current depth information matter, especially for deeper-draft boats.
Wiggins Pass (North Naples)
Wiggins Pass, by Delnor-Wiggins Pass State Park, serves North Naples and the Vanderbilt Beach area, including Conners. It is a shallow, winding pass best suited to boats with modest draft. Some canal homes in this area also pass under a fixed bridge on the way out, so confirm the vertical clearance on the exact route from the home you are considering.
Marco Island: Bridges, Bays and Passes
Marco Island has miles of saltwater canals, and many boaters there pass under one, two or even three bridges before reaching the Marco River or the Gulf. The City of Marco Island publishes a bridge clearance survey for the fourteen bridges in the city, with approximate clearances at mean high water. They range from about 3 feet at the North Collier Boulevard bridge over Clam Bay to about 10 to 14 feet at several other bridges. The City notes the figures are for information only.
The Judge S.S. Jolley Bridge, which carries State Road 951 to the mainland, is a high-level span over the Big Marco River, so it is not the limiting bridge for most boats. Boaters reach the Gulf through Capri Pass at the north end of the island, or through Caxambas Pass at the south end.
Because routes vary so much from canal to canal, two Marco Island homes a few streets apart can suit very different boats. See current Marco Island waterfront homes for sale, or browse Isles of Capri homes, where waterways reach the Gulf without bridges.
How to Check a Home's Boating Access Before You Buy
- Measure your boat's air draft, the height from the waterline to the highest fixed point (T-top, hardtop, antennas or mast), and its draft below the waterline.
- Trace the route from the dock to the Gulf on a chart and list every bridge on the way.
- Compare clearances at high tide. Published clearances are usually at mean high water; higher tides reduce them, so leave a safety margin.
- Check depth at low tide at the dock, in the canal and in the pass.
- Time the run. Idle-speed and no-wake zones can make a long canal route much slower than the map suggests.
- Inspect the seawall, dock and lift and confirm the lift's capacity fits your boat.
- Run the route by boat before closing if you can.
Also note that Florida requires anyone born on or after January 1, 1988 to have a Boating Safety Education ID Card to operate a boat with a motor of 10 horsepower or more.
