Naples Builder Incentives: How to Get the Best New Construction Deal

With plenty of new homes for sale in Collier County, builders compete for buyers with incentives rather than price cuts. On November 4, 2026 the MLS showed about 357 new-construction homes, villas and condos for sale in Collier County - about 170 of them under $1.5 million, averaging roughly $713,000. Knowing how incentives work, and where they are largest, can be worth tens of thousands of dollars.

The Most Common Builder Incentives

  • Closing cost credits - the builder pays some or all of your closing costs. Usually tied to the builder's affiliated lender and title company.
  • Mortgage rate buydowns - the builder pays to lower your rate, either temporarily (for example a 2-1 buydown: 2% lower in year one, 1% lower in year two) or permanently for the life of the loan.
  • Flex cash - a lump sum you choose how to use: price, closing costs, options or a buydown. Some flex cash works with any lender.
  • Design studio or option credits - upgraded flooring, cabinets, appliances, pool or lanai packages at no cost.
  • Lot premium discounts - a reduced premium on a lake or preserve homesite.

Example of how these offers are structured: an April 2026 D.R. Horton Southwest Florida flyer advertised flex cash of up to $15,000 usable with any lender plus closing costs paid with its affiliated lender, valid for a limited window. Offers like this change monthly and differ by community, so always ask for the current written terms.

Where Incentives Are Usually Largest

  • Completed inventory and quick move-in homes, especially near quarter-end and year-end, when builders want closings on the books
  • Final homes in a phase or a community close to sell-out
  • Larger communities with several builders, such as Ave Maria, where builders compete side by side

Incentive or Price Cut? Do the Math

A rate buydown can lower your monthly payment more than an equal price reduction, but a temporary buydown ends - make sure the full payment works for you in year three. If you pay cash, a buydown is worth nothing to you, so negotiate for price, options or closing costs instead. Compare the total package: base price, lot premium, options, incentive, HOA and any CDD assessment.

Five Rules for Buying New in Naples

  1. Register your agent on your first visit or first online inquiry - many builders will not add an agent later.
  2. Get every incentive in writing in the purchase agreement, with its expiration date.
  3. Compare the builder's lender against an outside lender - the incentive is not always the better deal.
  4. Read the deposit schedule and the builder's contract terms on delays and price changes.
  5. Order an independent inspection before drywall and before closing, even on brand-new homes.

Builder Incentives FAQ

Do I pay more if I use a Realtor with a builder?

In most cases the builder's price is the same whether or not you have an agent, and the builder pays the agent's commission. Confirm this in writing with each builder.

Do I have to use the builder's lender?

No, but many incentives require it. Compare the incentive against outside loan quotes before deciding.

When are builder incentives best?

Usually on completed inventory homes, final homes in a phase, and near the end of a quarter or the year.
