Kingston Estero New Homes: Kingston South and Esplanade at Kingston
Kingston is Cameratta Companies' new master-planned community on Corkscrew Road in Estero (33928), about 10 miles east of I-75. At almost 7,000 acres it is one of the largest master plans ever planned in Southwest Florida, with more than 3,300 acres to be restored as wildlife habitat and preserve. Cameratta also developed nearby Verdana Village, The Place at Corkscrew, Corkscrew Shores and The Preserve at Corkscrew.
Kingston opened with a grand opening in October 2026, with model homes from Lennar, Pulte Homes and Neal Communities in Kingston South, a neighborhood planned for about 3,625 homes. Next door, Esplanade at Kingston by Taylor Morrison is planned for about 1,285 single-family homes and condos in a gated, resort-style Esplanade setting; Taylor Morrison has listed its condos from the mid-$300,000s.
Market snapshot (MLS, November 6, 2026): about 20 new Kingston South homes were listed, from roughly $360,000 to $895,000, averaging about $607,000 and $255 per square foot - among the lowest prices per square foot for brand-new homes between Naples and Fort Myers. Builders are releasing homes in phases, so ask me for the current release list.

Who Kingston Fits
Kingston suits buyers who want first pick of homesites in a brand-new master plan, several national builders to compare in one place, and a lower price per square foot than Naples. The trade-off is distance: it is a longer drive to the beaches and to I-75, and amenities open in phases. Compare it with Verdana Village closer to I-75, other Estero new construction, Vivid Shores in Bonita Springs and SkySail in Naples.
Buying Early in a New Master Plan
Early phases often carry introductory pricing and the widest homesite choice, but ask exactly which amenities are funded and when they will open, what the HOA and any Community Development District (CDD) assessment will be, and how much construction traffic to expect.
